KEY HIGHLIGHTS
- 2Q26 net profit IDR 143 Bn, -46.2% YoY and -24.8% QoQ, taking 1H26 to IDR 332 Bn: only 41.5% of FY26F consensus, and SMRA books 66% of its full-year profit in the first half.
- 2Q26 revenue IDR 2.0 Tn, -18.5% YoY, as property development handovers fell 30.3%; recurring income cushioned it, with investment properties +1.9% and other businesses +10.6%, lifting recurring to 43% of revenue.
- EBITDA margin widened 1.0pp YoY to 34.5% on the mix shift, so the damage is below the operating line: finance costs +9.8% to IDR 627 Bn in 1H26 and minorities took 39.6% of group profit against 27.9%.
- Our read: operations are holding, the capital structure is not. Revenue and EBITDA read in-line only against a flat band; on SMRA’s own 1H-weighted phasing every line is behind. The FY26 marketing sales target is IDR 5.2 Tn, with IDR 1.2 Tn booked in 1Q26. At 5.9x forward earnings versus a five-year mean of 12.9x, SMRA sits on its -1SD. Key watch: whether 2H26 handovers recover and the minority drag normalises.
